Every so often something I actually use is worth pointing out to people on this list who might benefit. Today's that.
CRE Investor Coach is a coaching program plus weekly mastermind for CRE operators who want to move from transacting to owning. I signed up more than a year ago. It's still on my calendar every week.
Why I picked it (the fork)
There are two flavors of CRE coaching. Brokerage coaching sharpens you as a transaction professional: close more deals, run better systems, build the book. Investor coaching is about becoming a principal: own assets, raise capital, build an investment business.
I picked investor coaching because brokering deals was the education for me, and ownership was always the real goal. If you're at a similar fork, that's the split to sit with before you pick anything.
What I actually got out of it
Real capital partners at the table. Every week I'm in a room (video, but a real room) with operators who have institutionally-experienced deal flow, real dry powder, and networks that compound over months.
"Being the person with the least experience in that room is worth the tuition by itself."
Better calibration on the numbers that move deals. Capital market analysis, risk premium costs, and the deal ranges that apply to how you evaluate are the numbers that separate a screen from a serious underwriting. The program tunes them.
The peer-question effect. When you present a deal in the room, someone with 20 years in a submarket you don't work in will catch a tenant lease clause you hadn't priced in or a pitfall your model didn't touch. Solo underwriting misses that catch; this room doesn't.
A reflection point during economic shifts. When my focused markets go quiet, hearing peers on the ground in other markets confirm the same silence either validates my read or forces me to re-examine my assumptions. Real-time input into whether to adjust the model or hold the position.
A structural shift in how I present deals. My decks, my underwriting, and my raise conversations moved toward institutional-grade posture. Same numbers, sharper framing, better questions from LPs.
Why this program specifically
I've been in business coaching for different parts of my work over the years. This is the first program I've been through focused on improving investment fundamentals and understanding as the primary goal.
Many of the coaches in the room are trained through the Massimo Group. That gives you a second layer beyond curriculum: coaching through the mental noise that shows up when a real deal gets close and the fears in your head differ from the risk in the file. That distinction is worth more than the curriculum itself.
It also pointed me toward a deeper professional education path I've been pursuing since. Downstream benefit, but a real one.
Who it's for
Experienced CRE operators who want to become principals. If you're brokering deals and want to start owning them, or if you already own and want to scale into raising capital and institutional partnerships, this is the room.
Who it's not for
Beginners looking for a get-rich course should look elsewhere. This is graduate school for people already in the industry.
The math
Programs in this class run in the $15K to $25K range. When you actually use what they offer, one deal you would have missed or one deal you would have overpaid on covers the year. That's the honest math.
